Hi @Michael Lee (my dad's name)....I think door knocking is a great way to get in front of owners. It take commitment, persistence and selling out the the strategy...AND it works at a high level to get transactions! I have too many examples of it working in my areas of investing.
Here are two strategies to make your door knocking more effective:
1) Don't just door-knock the target house. Door-knock ALL the surrounding houses around it. if you're feeling froggy, door knock the entire neighborhood street! The reason is because you don't want to be seen door knocking just the one house. Also...neighbors are NOSEY...they can probably tell you more the target house than you ever thought was possible.
2) Have a short 3-4 questions that you can ask all the folks you talk to. Relate the questions to their thoughts of the neighborhood, what they like or don't like about it, etc. The last questions should be "Are you or anyone you know looking to sell their property?"

Hey @Jonathan Blum....obviously the 20 year note with the pre-payment penalty takes away all your flexibility in your long term exit strategy. I would go back to connect with the owner and ask specifically why 20 years, why the pre-payment penalty and what does that specific term does for him. If rapport was built with the owner in the beginning of your relationship then this should be easy to ask/discuss with him/her. If the owner is adamant about those terms and there is not alternative that the owner will consider...then it might be best to walk away.

@Adam Spencer....there are better FREE ways to do lead generation:
1) Call FSBO's on Craigslist or other classified ads
2) Go door knock targeted neighborhood
3) Grow your network by telling everyone in your sphere of influence that you are buying houses in any condition.
Those are the main three free ways of lead gen.

HI @Ryan J. Shope...if you are from Charleston, then you already have some friends & family that COULD be a possible of boots on the ground out there for you. I recommend that if you are serious about investing in Charleston; you need to be prepared to take the time to network with Charleston investor community, develop a strategy, create a plan, create a team and that would make multiple trips but it could be very much worth it.
Your huge advantage is your financing background. The better you can understand and identify all your options to leverage properties then the better investor you will be. Ones mastery of financial knowledge gives them the edge as an investor. Hi @Jack Jones...welcome to the investing game. Best advice I could give a new investor like yourself, beyond taking advantage of the wealth of information on Bigger Pockets; is to find and attend the REIA and/or investor meetup groups closest to you (Portland maybe?). There you will have the opportunity to learn about your own local market and get a chance to meet the investors who are making things happen locally. Take time; network with those around you; build power team relationships; develop a strategy/plan and work the hell out of it.

Hi @Josh R....the networking opportunity alone is worth going to attend the your local REIA. You could find the partners your looking for or a contact to a property if you take the time to connect with the local investor network.
