hey @Austin Marvel, you could consider a partnership. for instance.. if you are able to put another mortgage or two in your name, you could partner with someone who would finance down payment. maybe you've already considered this, but utilize lenders! private or hard money. in a partnership, you could offer your experience (and maybe even a little capital) to someone who is just getting started and needs a partner to secure more favorable terms with the lender. i think about partnerships like this.. what do i have to offer vs. what do i need? or, what do i want to do vs. what i won't do. lol.

hey @Roland O'Brien, can you give some more details on the type of deal? Carolina Farm Credit is a good resource because they offer loans on homes in rural areas - of which there are many in the area! check the USDA rural loan site for the map.

@Garrett Middleton, property managers for STRs are very expensive. cleaning companies are too. have you considered placing a thoughtful, detailed ad online to hire someone directly? you could interview them virtually, do a background check, and establish a direct connection that would be more cost-effective to you. something to think about when the time comes..

I'm still figuring that out... my w2 job is ending soon, so I'm not in the best position to be securing a mortgage. I'm reaching out to folks re: private lending. Hoping to work alongside a more experienced investor with the resources I currently have to share!

thanks for those names, Hannah. i'll check them out. right now i'm seeking hard money for rehab costs. i'll still have a W-2 job for a little while, so i'm considering capitalizing on the opportunity to still get an easy mortgage. of course the big concern though is when my next paycheck will be after i leave my current job. agh! risky! i'm seeking SFHs to BRRRR or house hack. some multi families down the road.

@Ted Davis, @Matt Payne is right - the surrounding area is very beautiful and appeals to folks who don't need what downtown Asheville has (mostly breweries and jay-walking hippies, lol). There are tons of little towns within an hour of here that have a cute strip with a few restaurants & pottery studios. Other hot spots would be;

Black Mountain, Montreat, Weaverville, Burnsville, Spruce Pine, Little Switzerland, Marshall, Mars Hill (also stronger rental possibilities here because it's a university town), Maggie Valley, Brevard, Cashiers, Highlands, Chimney Rock & Lake Lure (pretty concentrated with STR already), Hendersonville, Flat Rock, Saluda, Tryon.

Regarding occupancy.. Can't give any numbers, but the market here for STR is definitely hottest in the fall. Leaf Peepers and the jay-walking hippies duel it out for space on the hiking trails. XD
