I think Nicole has great points, but I would recommend that you do not let him out of paying rent until you find someone to replace him. Hold the deposit and have him pay during the turnover time, since you are out money that you would otherwise have (at least, you would have until September). 

Alternatively, you could see if he's willing to have the property shown (while he is still there) to reduce the vacancy time. You would just need his approval on this.

I find the reference is only good if it is a prior landlord or employer and I can verify it is really that person. I do that through asking questions that only the boss / owner of the property would know.
