I use Hemlane and love it. Free trial, text messaging to tenants, easy to navigate, top notch customer support, accepts most forms of payment. I was a bit annoyed on their limited accounting features, but they just launched reports that seem to solve that problem for me now.

You don't need a license to own vacation rentals but you should find a mentor to help with the process.

If you aren't sure about the forms, you may want to consider someone or something to help you through the process. Even a leasing agent could make sure you don't mess up the process. Once you know it, you can go out on your own.

I've been using it for 3 years and love it. Their customer service is by far the best as my tenants can contact them directly for tech questions. I looked at Cozy and Avail but they didn't do it for me - couldn't add a leasing agent and contractors, text message to contractors, and tenants didn't like the higher fee for their credit report. Haven't used Hemlane's 24/7 repair coordination but considering it if people have feedback on that. Heard it was really good from someone who transitioned from Appfolio to Hemlane.

@Allison Barker - How many doors do you have? There are tools out there that have answering services for you:
I'm not quite sure you want to use Answer First --> if it's a tenant with an emergency and you are looking to send out a technician asap, you need someone who is more than just an expensive online request form. And, you also need someone who understands the liability with tenant/landlord interactions.

@Scott Neudecker - Agree with Hannah on the pricing of the property. You should also use a tool that does auto-responding to all inquiries (with the showing schedule and simple pre-qualification questions). I am using Hemlane for that and it's way cheaper than a manager.

@Manny K. -- did you check out Hemlane or another property management system? They should allow you to set rules (Appfolio did when I tested it as well), and that's what I'm doing now on Hemlane. Or is your tenant refusing to use an online system altogether?
@John Underwood - I know that my online system has a box that says "don't accept partial payments" - meaning the tenant has to pay all or none.
