@Martin Alonso - Yes get a PM who works primarily with college students. Quality will be subpar from my experience but students have a lot of repairs and the multiple tenants on a lease makes it more difficult.

@Jordan Ross - from one jordan in CA to another ... haven't been in a market for an app for over 4 years but have been using Hemlane since then and can't say enough good things about it. customer service is stellar and will scale with you. I use it for my properties in san diego but also out of state.

You need both but i found smarter works better in the end. With the market shifting, i've seen a lot of dumb money realize it's not so easy ... for the past four years, it was easy but that's changing.

@Deepak Manohar - seems like a lot of these responses are from syndicators. While i don't disagree that is more passive, you want to look at the numbers and consult your tax accountant. There is SO SO SO SO SO much more that you can write off with self management and your own deals that you just can't do with syndication. Get a tax accountant who has experience in real estate and get their opinion too.

@Martin Alonso - college station if youre serious about getting into student housing. Ive sometimes found high cap rates but a lot of additional management so reluctant to move forward in college towns. Try Killeen as well - have a friend in san diego (where I am) who has done well there in multifamily and has steady military tenants.

Thanks Jerry for sharing this as its a good lesson for everyone. Chris is most likely right on this one and sad to hear that it happened to you. Was the contractor at fault at all for taking down the tree without enough precaution as it landing forcefully?

@Matthew Ford - good processes can help you scale on your own. started on excel. I moved to Hemlane once I had 2+ rentals and haven't looked back. I have out of state and in state and find that as long as I build a good team (especially handyman) and integrate it into my software ... then i'm golden.
