@Takahito Torimoto - Use it for my out of state and works great but you need a really good leasing agent. The one I have does the whole turnover process. The app allows me to see the tenants coming through the advertising and agent responds to them.

@Shiva Ratuapli - if you are going to do this, integrate something like rently.com into your process. they can verify the DL. i haven't used them but heard good things, so update us on your experience.

@Victor Yap - require that they have insurance as a co-signer. There are companies out there (i used one 3 years ago) that will insure international students.

@Amador Abreu - sorry to hear this is happening ... best to research some eviction attorneys to have them in your back pocket in case it gets emotional and you want to stay out of the process. Get flat rate on any eviction attorney and process servers as I learned that the hard way.

@Dinh Gia Phung - I typically do the combined income must be 3 times monthly rent. Then, all credit scores must be over my minimum unless one of them is just starting to build credit (e.g. college student). Bad judgements on any of the 3 applicants means they need to pay additional security deposit for this risk on one of the applicants.

@Stephanie Gomez Cook - congrats on getting started! make sure you treat it like a business as house hacking is great but can be emotional if you have to turn down a tenant for a repair request or something else.

@Jane S. - I don't recommend moving forward until you know more - definitely not a 6 month lease. In your process, you should make it clear that you have a standard and consistent process for all applicants and that includes verifying income. If you cant connect with her employer, then that is not a good sign especially since he works for himself. $400 in the bank account - how do they pay a deposit to you?
