@Daniel J. - I use Zillow since Craigslist will have repeats and scams. I zoom in around the neighborhood (filtering for properties with similar square footage, bedrooms, and style. Then, I have a true market analysis ... which will take out whatever is not near my property's neighborhood or with similar style.

What does the place currently look like, and what are the amenities in the area? Off the top of my head -- tenants love hardwood floors and open floor plans.

@Kevin Felmlee -there are a bunch of softwares out there. It depends on what you want to get from them. I went with Hemlane, in part because of their auto-verification for tenant bank setup (I did not want excuses for tenants not to pay on time) and vendor coordination. But I also checked out some other softwares that were good: Buildium, RentPost, Entrada, and Rent Manager.

@Ricardo R. - I did collect the SSN and have a notice on the lease that I can report it. I do not recall having them sign a credit disclosure notice. Would that be an issue?

I have a couple of past due tenants (include 2 who have moved out). I want to report to the Credit Bureaus -- has anyone used Rent Recovery Service or any of the other services?

That's awesome. Amy -- to answer your question on finding targets, I use (1) ListSource.com and then (2) Click2Mail to send the mailers. I can get about 1,000 out in an hour.

I have found that when I don't invest to keep the rental property in top condition, tenants get aggravated and it's difficult to deduct from the security deposit (during the turnover) if I don't have it in the best condition. I am the same with you. I know some landlords try to reduce maintenance/repair/upgrades, but that has not worked for me.

I also never thought of it that way. I say a couple of units.
