for room for rent, I do Craigslist and FB Marketplace. sort of annoying with Craigslist and constantly updating/renewing my listings.
Zillow still has the most tenant inquiries (and i'd say zumper comes second) since I advertise through Hemlane - it posts to Zillow and tons of more websites with one click. I'd recommend not just choosing 2 or 3 websites but listing through something like Hemlane that does them all for you. Every one of my rentals is slightly different although i see Zillow tends to provide most inquiries ...

Hands down Hemlane has best customer service ... it's better than Nordstroms according to my wife. Saved me thousands on PM costs with advertising my rentals and the repair process pushes back on tenants to ask for photos and stuff.

@Amir B. go ahead and see what agents they have there but cleveland is a large market so they should have an agent to bring in a tenant. worst case, you can do what @Shane Kelly mentions and take your own agent and put them in hemlane. when you buy a property, you may be able to ask the real estate agent to help find a tenant at no additional fee, since you are buying from them. i have done that in the past - good luck!

@Amir B.. - worked with 2 of their agents and one is really incredible and the other gets the job done pretty well ... the real difference is one has more leasing experience and has worked with Hemlane for longer. I know one other person using them who does self showings through a keypad or lockbox or something. that may be an option for you but i guess it depends on your type of property. i guess just make sure you don't just settle for an agent which should be pretty easy since you dont have a long term contract with them

@Amir B. - Have my rentals on there for quite some time and really enjoy it. New services coming out always too. I started with just software for my local rentals but now have my rentals in other states on it ... team to answer calls is professional and actually knows home repairs, agents are based on which one you select, and its saved me $1000s in management fees. Definitely great for my cash flow and feel my investment is protected.

@Christian Ryan - Recommend restricting what the tenant can fix. I don't want them on a 10 foot ladder to patch the ceiling but will let them change the weatherstripping. For apps, Hemlane is hands down the best for investors - built for us

Use my phone for it with texts and goes right into safari to my action and notification. I don't know if they have an app, but my tenants haven't complained and seem to pay rent on their phone each time. Mobile friendly!

@Wendell Butler- First off - congrats. I use hemlane and love it. It's built for investors like us. I have some properties on the software package and others with their upgrades to get maintenance help. Appfolio is for property managers. Buildium was more expensive, more confusing, and did not have the maintenance help ... maybe that has changed since I looked at it?
