If you have had a decent W2 for 2 years and have decent credit your good. Your options vary, any investment that you can finance 100% and cash flow, is a GREAT deal. But you say your looking from $ 100,000.00 to 192,000.00 big difference. Sounds like you can probably find a decent deal somewhere in the middle of that, use FHA or FHA 203K and buy with as little as 3.5%. Interest rates are still really low. Good luck.

Thanks for the reply all valid points and very appreciated. Would love to hear more about that triplex Carlos. The tip on buying property's built after 1950's I think is GRAET! I was looking at a single family home that had two legal additions, but stayed away from it because it was built in 1922 and that scared me. I definitely hear you on that.

Hey guys so I just bought my first duplex in Miami. Pretty decent area going to live in one unit while renting the other. Now I would like to buy another property strictly as an investment to rent out, I am looking at another duplex or single family home. Do any of you have experience in the not so good areas of Miami- Allapatha, Miami Gardens, Brownsville, Model City etc.Those are the areas that I can afford right now, the numbers add up fine properties cash flow.
