Hi Joseph, welcome to BP. thats great that you decided to jump into REI. About your question, that all depends on what kind of investor you want to be? Buy & Hold, Flipper, Wholesaler, OF, Turnkey. Once you determine this then you can focus on what you can afford and what is your target property. I recommend that you do the following
Find the education, tab at the top and read the BP guide followed by attending a webinar or taking the course and going thru some BP podcasts. filter them by topic say "beginner" "starting out" good luck

by the numbers:
1. send mail
2. send all calls to vm/or answer live
3. continue with marketing/lead generation tasks
4. send more mail
5. study your seller script and be ready.
6. track your numbers, mail pcs sent, calls recieved, appointments set, offers made, purchases.
7. since you are new i would try to see all the properties you can handle. and talk to as many sellers as you can
8. make offers, no matter what make an offer
9. collect the return mail pcs and skip trace them
10 any leads that decline to offer add them to a drip campaign, (well mr. seller, im glad you called, "when you decide to sell, i will buy your house" id like to follow up every few weeks. is that ok? and feel free to call me with any questions you may have. you have a bad roof? id like to send you my roofers contact info) keep them in the follow up funnel
11. repeat about 10 times, good luck!
12. when you get a live one comeback and we will go to the next phase (contracts, wholesale, flips )

I say you should go to as many seminars as you can afford that are reasonably priced and do not pay for any upsell. its very tempting. trust me i know this. im the guy that got upsold. nobody finds a huge rock of gold, its all about the small golden nuggets that make a fortune. and besides they are great networking events. and if you wan to earn hustle points do the following: meet another investor and talk them up and see if they are willing to go half on a seminar that you really like. this way atleast you split the cost. i did this three times last year. pretty good way to work on your networking skills while saving some cash. 1. im not a lawyer
2. for national laywer look up KKOS lawers, clint coons online they have various services
3. goolge real estate lawyers call about 10 of them
4. repeat step 3 for each of the services you mentioned. some will entertain for about 5-10mins others will want a 1hr consulting fee 200.00
5. find your local REIA clubs and go to as many as you can in 1 month and network and find the service folks you need in a crowd.
6. California is diff from Texas. but you will need to consult a CPA before a Lawyer to determine your best tax situation.
7. its best to have before the property purchase because transfering after to LLC can cause issues.
8. youre gonna have to spend some money to understand this and make the best choice for your business.
9. there are some good books on amazon that will provide a high level overview of these things, also youtube.

Short answer is yes its ok and there will be both sides to that coin. Dont worry so much about it. if you have spare time, go for it and get your agents license. i have been in this space for almost a year now and i wish i would have gotten my license only because it would have facilitated certain transactions and every big player i have come across in my area........is an agent. HA!

@Trevor Mauch thanks man, youre really laying out some insider info. this is what i needed. I use google apps as well and im going to stay with it. but yes i need to figure what whats been dialed in for my area. its been tough these past few months. im sure its me though. every where you look everyone is swimming in deals and im always a step behind but im going to dig deep and review my current strategy and see how i can make it better. thanks man for all you do, its really top notch stuff. im in it for the long haul, one day i will be a guest on your podcast ;)
