I buy mobile homes on land, all the time, for my investors. Occasionally, I will hold one myself. I think they are great investments. The cash on cash return to my investors is consistently high, and the equity spread is good. To sell, I always recommend seller financing, from a Land Trust.
I also recommend "Invest in Debt", Jimmy Napier. Everyone should have this book.

You keep talking about what they paid, what they have in it. Those factors have no bearing whatsoever. It is all about what it is worth to you.

Make it simple. Determine what you would sell your half for, and give him a buy/sell offer. He can buy you out or you will buy him out, at the same number. That is pretty fair.

"Original Value" is a meaningless number. I don't know about Arlington values, but that would seem high, in my area, the way I buy.
Ask them to write (on a yellow pad, which you conveniently have), exactly what they would accept. Then, look at it. Just look at it-for a long time.
Listen, more than you talk.
I can't read motivation, in your brief notes. If sellers aren't motivated, leave a written offer and move on, and don't look back. I have had such offers accepted as long as two years after. Don't be the motivated person in the yard.

Be sure to join your local REIA, You will find many beginners, but many experienced. Just remember, you don't have to pay any big bucks. Look up some real estate books on Amazon. Check out your public library.
When you really get serious, you will probably want to get a real estate license-if just for the education.
