Post: Different LL C for each property?

In Florida (home of hanging chads), an LLC costs about $200, annual fee $135, tax returns - depends. I think this is too costly for 1 LLC per transaction. I use a lot of Florida Land Trusts. And good insurance, but I agree with @Derek Dombeck . Insurance isn't all that great.
My attorney told me any first year law student can crack a sole proprietor LLC.

So, my phone rang, this morning. A sweet little old lady said, "Hello. I just received a letter from you. My name is Lucy O."
I said, "I remember writing to you. How are you?"
"I am fine."
'Please tell me about your house. Does it have a mortgage?"
"No, we paid it off before my husband died."
"Is it occupied?"
"Yes. I live here."
"Are you thinking about selling?"
'Heavens no. I have lived here all my life."
"What is your situation?' (This is my favorite question.)
"I have no situation. You wrote me this nice letter and said you would like to talk with me, so I called. What is on your mind?"...

As a side note, someone is selling tax liens on eBay as "Pre-foreclosure Properties". They imply that ownership of the lien is virtual ownership of the property. This is not true. If you own a lien, you may, in proper time, have rights to call for foreclosure, but that simply opens it up to public sale. At public sale, you can buy it, but others can, too. In my opinion, this is misrepresentation.

That would be very difficult, in my opinion. Perhaps you could partner with someone.

While I don't think MLS is a good place to source deals, I agree with @Account Closed . A license offers excellent education.

So, consensus is it may be a good place to SELL, but not so good to BUY.

No. Not particularly. I buy in 19 counties. Not much in Groveland
