2. I would take whatever capital you have and find an extremely experienced investor/team in that space to partner with. From my experience, whenever I started a new niche such as flipping or Airbnb, I always ran into headaches that could have been avoided if I did my first project with an experienced partner or team such as realtor, gc, and lender who are all on the same page. If you partner with someone who has done it before on the deal your likelihood of being profitable raises tremendously .

3. Check out don’t buy multi fam, build it. Good read.

@Tyler S. It is not illegal, check out rocket title services in tampa they can close in other counties for you and they have always been great for my closings on deals I’ve wholesaled. Check them out, extremely smooth process no issues with assignments.

 I have started listening to Tyler Cauble's Commerical Real Estate Podcast and it seems to be exactly what I was looking for, not surprised since he's affiliated with BP.

I'm very focused on Mobile Home Parks at the moment, I started out flipping trailers in parks so I always saw them as cash cows and as a first commerical investment it makes the most sense to me.

I appreciate the suggestion, I think Cardone has a lot of great takes on many topics.

 Hello Bethany, I listened to the BP real estate podcast hosted by David Greene and Brandon Turner primarily. When I was first curious about getting started in real estate I would use this podcast to learn the ropes. I suggest starting with the most recent episode and work your way backwards, if you listen to this podcast consistently you will shorten your learning curve tremendously and learn a ton. Listening to this podcast all the time prevented me from making a lot of mistakes that people typically make on their first few investments that cause them to lose money.
