@Claudine Stering Hey Claudine, you have a few options for sure. I think a low down payment on a small multi family property would be a great first investment in the Tampa metro area with a lot of upside and little risk. You will have low monthly expenses and get to learn real estate with training wheels essentially, as well as getting to enjoy the perks such as appreciation and tax advantages. As for the cash I’m sure if you speak with enough lenders one will have a solution for you and will allow the cash to be used once you deposit it. You could perhaps deposit it in something like an etrade brokerage account and on closing day wire funds from the etrade account to the title company.  Hey Jayleen, welcome to the group. I house hack myself and believe it is the best possible move as a first investment so you are on the right track! My advice regarding a lender is get pre approved and shop your pre approval terms (interest rate, points, cash to close) to as many lenders as possible to get the absolute best terms as possible. Cheapest does not mean best, you want the best mix of price and person who is experienced working with someone who wants to house hack or perhaps owns investment property themself, and someone that is responsive and knows what they are doing so you have a positive experience. As far as timing, it can be difficult to time the market so I would recommend focusing more on really understanding a certain market and the price points of that market, so when a good deal comes about you will know to immediately jump on it. No matter what rates are, if you run your numbers and you can still house hack with the property essentially paying for itself go for it! The most important thing is location, pick a property in a strong and growing area of the city and picking a property that is not falling apart as a first investment so you don't have to constantly fuel money into the property for repairs. Hope all is well, I just received my broker's license and I would love to connect with people in the community searching for their next property. I have lived in Tampa the past 5 years and have a strong grasp on the best areas to invest in. @Adam Sankowski How’s it going Adam? I have taken a line of credit (different than marginal loan) against my portfolio on etrade to purchase real estate and it’s a great option. On etrade there is no term for the line of credit so you don’t have to worry about paying it back quickly, the interest was very reasonable around 5-6% on mine, you only pay interest on the amount you’re using so if your line of credit is 50k and you only use 10k you will only pay interest on that, and the cherry on top is you can continue investing on etrade with your existing balance while your line of credit is simultaneously invested in real estate so you are growing your money at double the rate if you do it right.
