@Andrey Salamakha partners or individuals with large retirement accounts are great people to reach out too. I have personally brought properties to these types of people and they have paid 100% for the purchase and 100% for the rehab. There are more people out there than you think that are willing to do this and help fund your deal if you have articulately detailed the numbers, why it’s a good investment, and how you can provide value such as running the project management or use your time to make up for not having capital so the partner does not have to be so involved in the project and they can make a passive return.

@Bryce Kennebeck hey Bryce, adding bedrooms is always an easy way to force appreciation and cash flow especially if you’re going to rent by the room. With 100k you could buy a couple properties and still have reserves for large capital expenditures. Do you particularly want to do section 8? In tampa there are many layouts that offer the ability to add bedrooms.

Owner financing is always a great option it is just a matter of education, if you can explain to them the benefits and lay out in a simple to see way how much more money they will make in the long run, you would be surprised at the terms people will agree too. I tend to ask them what they plan on using the proceeds of the sale for and if they have thought about being the bank and making that interest themselves instead of a bank. Hey Ryan, biggerpockets is a good start but you can find a lot of wholesalers in FB investor groups, we buy house bandit signs, craigslist we buy houses ads, and googling we buy houses Tampa will give you the results of a few wholesalers.
