First you will identify the tax free states. Then it will come down to your personal preference based on hobbies, climate, culture, and opportunities in the area. Once that is established you can figure out which metro has a strong selection of multi family or house hackable properties. I personally live and house hack in Tampa Fl and really love it because there are endless things to do being on the coast and having the city as well, but I really enjoy that there are thousands of entrepreneurs and business owners in my area and it is very easy to meet like minded people.

Hey Noah, owner financing could be a great option for you. Not sure the legality with your age but to be honest almost no sellers who provide owner finance are going to run a credit check on you. The other option would be a co signer for now. Even at 17 you have many options to purchase a property.

@Collin Ordonez Hey Collin, after 1998 Florida passed a lot of laws surrounding building codes when hurricane Michael destroyed a lot of homes. In Tampa if you are concerned about hurricanes a well built concrete block home would be a great purchase. You will also want to pay attention to if the property is in a flood zone and the elevation of the property as well as the age of the roof, condition of the windows, doors, and foundation. This will help reduce your chances of being hit, Tampa has not been hit by a major hurricane in over 100 years but these would be the items to look out for. As far as insurance it’s definitely risen but even with the last hurricane that came through Florida there are still affordable policies. I house hack myself personally and own a brokerage in tampa where we work with a lot of house hackers, shoot me a message if you ever have any other questions.

@Abraham Cisneros have key info you need to capture, what I like to do is get in front of their face if I know the deal is solid. If I can get them to coffee or at the property to discuss, my likelihood of getting that property goes up 10x.
