I own an investment focused brokerage in Tampa called Big Guava Realty. We primarily focus on working with buyers and sellers for residential as well as commerical property. We source most of our leads off market and often times use a wholesaling exit strategy, where other properties we list on the market.

Angie I say this often, the best market to invest in is the market where you have the best team and resources. Of course tax benefits, appreciation, employment, growth etc matter and all the cities you listed meet that criteria, but the main factor that will make or break your success is your boots on the ground team. Wherever you can put together the best team is where you will be most successful, so I would focus on building that rather than deciding based on a tool.

Hey Amit, are you looking at just traditional rentals or short term rentals as well? How about commerical real estate? With that cash you can get into something cash flowing in the greater Tampa area. It's never too late, when you get creative you can find deals.

Hey Dylan, I know of a broker who is quite experienced with section 8 tenants and he just helped an investor in a similar position boost his cash flow quite a bit by converting over to section 8. Feel free to DM me if you want me to connect you guys.
