Hey Aaron, you can't go wrong in the city of Tampa or St. Pete. Both have good and bad areas, as long as you are buying at the right price in the right area both cities have tons of growth and projects going on. One plus of St. Pete is I believe they allow non owner occupied SFH with ADU's to be rented out, so basically a duplex zoned single family. This can help increase cash flow, where Tampa is much less strict with short term rentals such as airbnb. If you need more in depth advice on a property feel free to reach out I know both areas very well.
I personally have not purchased in a flood zone before, there are plenty of deals in them but the insurance will cut into cash flow and the rates could continue to increase. Also keep in mind, there are regulations on how much rehab you can do to a property in a flood zone when pulling permits, so you must also be mindful of your budget with that.

@Vince Craig hey Vince, my units are just in demand as ever, I just purchased another property and put it on airbnb and it’s been doing great so far as well. All my units are in Tampa, with a well run product in a good location there seems to be no cool off at all.
Hey Luke, I've rented by the room in Tampa and it works very well. It is ideal in highly desirable city limits such as Tampa or a place like Austin Tx where people need something affordable and safe but want to centrally located. You can get quality guests/tenants for good rates and it can be a very good investing style when done right. Play around on Airdna or price labs to see what a private room would get per month, you can use this as a ballpark number to gage what you should rent for. As far as people, you want to make sure there is plenty of amenities for everyone and not overcrowded, determine how many people you want per bathroom and what is overcrowded for the kitchen.

Hey John, Im not buying strictly for appreciation but it really is a main concern of mine when buying property. The bulk of profit on a real estate deal is going to be the appreciation eventually so that is my main point of emphasis, the location and if it will at least pay for itself after all the expenses. The main thing Im looking for is commerical projects nearby and urban sprawl. Every city has a master plan and for example a 2025 plan and 2040 plan open to the public. I look at those and look at the path of progress in the city and where the hottest projects are going. I try to purchase near those or by neighborhoods clearly being gentrified, neighborhood restaurants, bars, trendy shops and centrally located. I plan on holding properties 5 years at least. More than likely in a place like Tampa you will benefit greatly from appreciation with everything going on in the area. Some level of cash flow or COC is a MUST because it prevents you from having to panic sale at an inopportune time, as long as you can keep holding on to a property, its just a matter of time before you pick a opportune time to sell the property, usually in a favorable lending and economic environment.
