Hi @Merrick Zed, in my experience working with several different investors (meaning different mindsets) I've found the following:

1. The property managers tend to look at the tenant placement as small change. The real incentive for the property manager is the passive income generated through having placed a good tenant and keeping you (the owner) happy. Most months they shouldn't have to do more than send out a statement. The goal is that if they have enough accounts eventually they can sell their entire business with all the accounts for a substantial sum to another property manager. I don't think property managers are incentivized to maximize turnovers. In addition it would make them look bad and lose clients. 

2. There is a difference between excellent and good enough and it will show with the quality of your tenant, statements, communication, evictions and overall professionalism. In Jacksonville, FL for example rates range from about 8%-12%. I think getting someone at the 10% mark is a wise decision. You will also want someone who works well with your team, communicates well and is responsive. If they handle a lot of properties it usually means they can recycle tenants so you can get your property filled but it also means they won't usually be as on top of your property. 

3. The best way is to ask other local investors and agents in the investor space who they use and who they don't use as well as why. After that the only way you'll know is from trying them out. Our team fired one property manager and we have good relationships with two now from different companies who handle different types of properties.

1. What area of Jacksonville is this property located in?

2. Is this property being professionally managed? (I assume not, but just want to be clear).
