@David Wurzel if you take a look at my post I think you would see that I am in agreement with you that there are good parts of 32244.

My point was that despite the fact that the overall zip code of 32244 is bordering some very rough neighborhoods and has some mobile homes and questionable areas within it I wouldn't go as far as @Jeffrey Wardlow as to classify it a D neighborhood. I think there are parts of it that would be a D and parts of it that would potentially be a B. If I'm rating the overall zip I would give it a C. 

What would you rate the overall zip code?

Hi @Hadar Orkibi,

32206 is rougher than most of Jacksonville. There are some good blocks and bad blocks but even the good blocks are in close vicinity to the bad blocks. As long as you know what you're getting into and your property manager is solid you'll be fine. 

32211 is a little bit better than '06 but it has been known to have crime and some spots there are worse than others. There are a lot of larger multifamily deals that keep coming up in 32211 and I would entertain those deals despite the crime of the general area as it seems to affect the SFRs more than the multifamily properties. Keep in mind you will have a lot of tenants on housing assistance programs and you will want to make sure you screen them.

@Collin S. I also recently met with a rep from Trustline and they seem to have some out of the box lending options as well.

@Nick Macklin that's frustrating. I've found that a lot in Jacksonville. A lot of the workers here are not doing the quality work I expect. How did you find them in the end?

I loved your post. Especially regarding Finding Properties. 

When you say that you call property owners directly to see if they are interested in selling, how do you get their phone numbers? Are you using a skip tracing service? If so, which do you recommend?
