@Matthew Teifke No. I have a full time job and don't want to split my time further than I already am. Ultimately, I think listing myself is the best thing I could do for my business and is probably a future goal. But for now, farming out makes the most sense to me.

I'm an investor and licensed broker doing some direct mail. I'm trying to farm out any of the leads who want closer to retail price but I'm having difficulty posing the question. How are you other wholesalers monetizing the leads? Are you asking permission to refer to a Realtor or do you just take their info, say you can't pay their price, and passing along to a Realtor anyway? It seems like each time I ask if it's ok to pass along info, I get a resounding no.

Some sellers just don't want to deal with the hassle of listing on the MLS. I just met with an elderly lady yesterday who has some health problems. Of course, she wants the most she can get for her house, but when it's explained that there are costs (closings and agent fees), inspections, potentially updating the property, showings, dealing with lenders, etc., it was quickly apparent to her that it's a lot of work.
Often, they just want to be done with it. Selling off market usually involves trading equity/money for an easier transaction and there are many people out there that will make the trade off.

@Allan Smith How did this turn out? Did you see any calls/deals out of your 4th and 5th mailing? I'm doing my first direct mail campaign and am just finishing up my 3rd month with no deal as of yet. I'm curious to see if I should expect that to continue.

I've never done a land deal. It just always seemed more difficult and risky and being a newer investor, feels like something I don't want to tackle.
I'd probably take it to a wholesaler in your area who has done some land deals and see if you can JV it. You do the all work and he/she helps you through it. Then you split the profits.

I'm a licensed broker and investor. I'm doing some direct mail on the West side and Northwest side of Indianapolis, mainly the suburbs (Brownsburg, Danville, Whitestown, Plainfield). For those sellers not looking to sell quickly, I'd like to refer them to a Realtor who is interested in listing their home and knows the area well.
