@John Moon How much more are they asking? More than you'd pay or more than it's worth? 

My team that answers the phone will usually get a range or an asking price. If they don't give an asking price, they don't make the appointment. If a seller isn't ready to give an asking price, I usually don't expect to the be motivated. 

If the asking price is under what the actual ARV is, they'll set the appointment. Generally speaking, every seller has their ideal number and then when I visit the home, I can give my professional opinion and outline the options. Then, I'll give them a number that would make sense for me along with the benefits of selling to me. From there, they can make an educated decision on how they want to handle things.

I say all that to say... it's very difficult to build rapport over the phone. You have to be face to face with sellers in order to get to know them, their problems and how you can solve them. If you're doing it correctly, you'll watch sellers be somewhat reserved and robotic on the phone to friendly and open once they realize you're the real deal. 

My suggestion, if they are under ARV, set the appointment and build some rapport. It won't work every time but I've found that it beats trying to win sellers over on the phone.

I usually go through and search by name, specifically last name. Rather than typing full names in, I put in an asterisk to wildcard it. So for example, I'll search cases in the last 30 days with an a*. It will give me all those that have a last name that starts with an A on either side of the of case. It still takes a lot of work but it is better than going line by line of your absentee owner list. If you know which district/court handles evictions it will be even faster. I generally check Hendricks County and District court 5 usually handles evictions. Once I have a list of names, I look up the tax records and and add to my mailing list.

I'm not sure what Brandon mentioned on the podcast but I've had good luck with calligraphr.com. I have no interest in the business but am a satisfied customer. My handwriting is horrible so I asked my wife to print the template and I uploaded. It's a fairly straightforward process and the handwriting looks pretty good. If you go the paid version, you can add variations to your handwriting to make it look more 'real'. 

As far as success, I'm still early on in using for my direct mail so I can't say. No one has said anything negative but for the next round, I'll be sticking to the handwritten font on the envelopes and a typed letter.

@Larry Higgins This is all great information, thanks for sharing. May I ask what a voicemail drop is? Is it like Slydial where you bypass the ringing and simply leave a voicemail?

@Brentin Hess My response rates are about 1.5% here in Indianapolis Suburbs. I heard on your podcast that you hadn't closed a deal from the $7k or so in mailers you sent out. Sounds like that's changed? I only ask because in my 4 months of doing DM, I haven't closed a deal yet from that marketing. I had thought it was maybe the learning curve but your post makes me wonder if it's a combination of that and saturation in the market.

I haven't tried cold calling but maybe I should to push things along. What is your response rate on cold calling the list?
