I am no expert but my thinking is that the title company may be responsible to cover any/all cost related to their negligence, but I would strongly consider talking to an attorney and some friends and/or some other noteholders to see their take on your situation... the last thing you want to do is say something wrong and/or do things that are unnecessary/ not your responsibility

IF someone handed me $100k I would......
put a 25% downpayment on a rental property and rent it out for 3 to 5 years and refinance and pull out my equity out, and put it into a larger rental property as a down payment... Buy Rent Refinance Repeat

Thank you for the advice, I will defiantly check that app out...
I was just doing my research and was considering a place that I can find motivated sellers who would be willing to owner finance or would help me earn enough income from selling off the good leads that I could eventually pay cash; but after seeing this crime data, I am sorry but I am not going to be considering buying rentals in that area.

Is this a scary area to consider investing? I was searching for foreclosures/preforeclosures and I found a relatively cheap/"the numbers worked"
I do not have a credit or capital currently and FRANKLY, I DON"T WANT TO START OFF IN A "F-" NEIGHBORHOOD SINCE I DON"T WANT TO DIE OR ALMOST DIE every time I COLLECT RENT!!!!!! The property was foreclosed on in 2010 and sold for 110k(bank wanted 206k HUD home listing); right now the bank re-forclosed on the 110k loan recently in Dec 2017!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! I see a correcting and major crime heading towards Sacramento and greater Sacramento county very soon!

before you buy, talk to the neighbors and people walking around, about what they think about the area you are about to purchase a property in; they may have good insight that you will not find out anywhere else on the area you are about to buy in.

They have way too many manufactured houses if I was you I would look for something near the lake/ on the lake that is a non-manufactured house. I think that homes there would make great vacation/short-term rentals since the nearest schools are 3 miles away and the high school 5 miles away
