Hi - under contract on a historical home in Austin. Has anyone done work on one of these before? Anything to know ahead of time? Needs interior cosmetic work.

Hi all - wife works at Amazon and a substantial part of her income is guaranteed monthly bonuses and eventually RSUs. Every employee at Amazon and many large tech companies are paid in a similar manner. It is very hard to find a lender that will help include this income prior to it being on a tax return for 2 years. Please help!

@Brandon Breaux I am not sure it is worth it. Most of the point of a credit check is to make sure they can pay. Not typically a concern with Section 8 and would imagine most tenants on Sec8 don’t have good credit.

@Robert Collins we have amazing success with it. Bought a property for $22k earlier this year, put $7k into rehab, and rent it for $1,250 a month. It can def work 🤙🏻

@Benny Morfas I solely invest in Class D areas, but would never buy something that’s doing $475 a month in rent. Your expenses will be way too high relative to rent, especially for a Class D property. Just my two cents ✌🏻

@Bobby Ruff use that to get an FHA loan for a 2-4 unit.. will be 3.5% down.. just run the numbers and make sure you'll be able to cover the balance of the mortgage payment
