If you have a contractor pull the permit there is no problem... If the home owner pulls the permit that where they try to get you.

Voluisa has been changing laws latley.  If you pull a "home owner permit" they now are saying you can't sell the property for a year after the renovations.  Haven't heard about the the rent thing though...

That's really strange.  We recently had the president of FREC at our local real estate investor group, and the question was asked if wholesaling is legal, and the anwser was....pause....wait for it...."yes it is completly legal."    I agree that 90% of people do it illegally, and have no idea that they are doing unlicensed activity.  Before you get started get legal counsel from a real estate lawyer on what you can and can't do.  Joe Seagle and Jeff Watson are great attorneys that will keep you straight if this is the path you want to take. Oh, and some of the comments above are correct... The fastest way to do unlicense activity is to post your wholesale deals to the public on sites like craiglist and facebook,  You do not have a listing agreement, and you do not own the property, so don't acted like you do. Be safe, see an attorney, and happy wholesaling!

Wow. Some of the responses to investing in Volusia are crazy!   I could be wrong but the people commenting don’t seem like they even have investment properties here, but have a person feeling about it because they lived here at onetime.  The other counties mention above have there same issues too, but as whole you can find great and safe investsments anywhere if you do your own due diligence.  Daytona was rencemtly marked as the 3rd hottest market to invest in 2018.  We have 15 rentals here and non of them have zombies or meth heads. Lol. We also wholesale a bunch here and I can give you testimonials of buyers who are very happy that they have investments in Daytona and the surrounding areas.

Hey Raj, I agree with what everyone is saying. My wife and I wholesale properties in Volusia and hold 15 doors here. We also lead the Volusia County investor meeting for cfri and meet the last Thursday of the month, but I would be excited to attend a BiggerPockets meeting as well if it is arranged.
