I would recommend house hacking given the current situation you and your wife are in. If you guys buy a small mutli-family property with 2-4 units you can easily live in the one then self-manage the rest to save on your guy's expenses.

Don't let one lender's rate turn you away from this opportunity. Call as many lenders as you can and figure out all the different rates that you get. Don't settle for anything less than what's best for you!

My one best piece of advice is to focus on YOU. People don't buy home they buy YOU. 

Another piece of advice I have to offer is to talk and connect with as many people in the Real Estate space as possible and focus in on one niche in the space once you figure out what strategy you like the most.

Hey @Ashley McWilliams

Since you both are currently working a full-time job I would suggest focusing more on a  turn-key approach where little work will be necessary on your guy's end.

A good strategy for doing this is buying out of state and in places where you will have a management company take the lead for you in finding the place you look to acquire, furnishing the place, and then getting pictures and uploading the listing for you so it's entirely hands-off.

I would recommend having an extremely strict cancellation policy. I wouldn't let anyone take advantage of your time or possible money that could be made. 

Cancellations can be rare but when they happen you want to make sure you are in the best possible situation regardless of what happens.

Sorry for the late response! Tobyhanna revised their draft of the ordinance at this meeting on June 6th. Tobyhanna is actually in favor of STRs and renting out your home for less than 30 days as they realize how beneficial STRs are to the area's economy. 

Here is a link to the currently updated ordinance:

Some things I want to highlight from this ordinance are: 

- 2-3 day minimum rental 

- Whoever is reserving the home/unit must be 25 years of age or older. 

- All Short-Term Rentals must have a clearly visible and legible packet of information posted
for review within the dwelling unit containing the following information
- A Short-Term Rental Permit must be issued  to the owner of a Short-Term Rental
property.

- The STR owner must communicate with the Township prior to any renovation being
completed. This notification shall not be construed as approval through zoning, building,
or any other department or agency.
