Trevor, did you figure it out? I am new to listsource and I was thinking to filter by ->pre-foreclosure->recent added date, and using the preset selection "last 1 month" and "last 3 months".

Considering re-sell potential, I'm also thinking to filter by SFR, 3-5 bdrm, in areas where home values are less than my state's median home value ($220k).

However, I am not sure whether to filter by years owned and minimum equity. Any insight?

Jason, did you figure it out? I like using the map feature (polygon) to enclose those areas I want. I compare it to info from city-data.com i.e. I make sure the median home value is where I want it.

I learned something today and thought I'd share. Many of you will know this already so maybe those people can shed additional light.

Many home inspectors are also general contractors. I like this idea because as an inexperienced rehabber, I feel better to know that before purchasing a home to rehab, I should be able to get a home inspection done the same time I walk through the home to create a improvement plan. This is good for two reasons.

1. the home is thoroughly inspected before I buy it

2. I can get an accurate cost breakdown for the rehab which will help determine a more accurate max offer amount.

Thoughts?

Michael, aren't #1 and #2 redundant? By having them both, you rule out let's say an owner of 3 years who also has 40% equity. Is there a reason why you filter both instead of just #2 (40% equity)?

Don't purchase near the river. ;) Were you around when those flash floods washed the houses down the river in St. George? Buy hey, who knows. Maybe there's an opportuniy to become of that.

Hey Steven! I live in Sandy. My friend, Brad Ellis, is a Structural Engineer in Lehi. My friend, Bart Dallin of Cloud 9 Creations, is a general contractor in your area. I haven't used Bart yet but he has a ton of experience. He grew up doing this stuff following his father's footsteps.
