Try getting a Quad/four unit building. Stay in one unit and rent out the other three. This will be a better idea for you if you have kids and to get the wife on board. Rely the message of this build being your family ticket to paying for your kids education when they grow up. See if that moves her to get on board. If not talk about the increase in savings you could have if you bought a four unit instead of being house broke. Make sure to sit down with her and see what concerns  she may have about buying a rental unit or getting into real estate.

It seems like it could be a good deal if you could get terms and price. Since you can't, I would recommend finding another deal. One options would be to give him his price of 300k with him giving you your fix up cost plus closing with seller finance. If not there's no deal here to be had. In your market you have to get comfortable with building your empire from a distance.  South florida market is too high to find any good deals that would cashflow for the most part. Look at 1 or 2 hours from where you live, learn that market and take a chance.

I agree with Steven. Saint pete is not a heavy short term rental area. Now if your talking about vacations rentals then yes it’s a great place but price tag is high.

Long term rental and Multifamily is where it’s at in Saint Petersburg. Also, flipping is great in the area.

I also have completed a virtual deal on my triplex I recently purchase. The title company printed out all the paperwork and had a notary company come to my house to complete the closing. It was cut and dry. I was looking around after I was done in 30 minutes like "is that all." Good experience but it went well, since the notary person owned property too. He gave us some good insight and connect with him for future deals down the road.

Check with the city to see if they offer rebates or free low flow toilets. Check with local wholesaler for other items and open a contractor's cash account to get wholesale prices on items.

Keep it simple. You want to weed out MS (motivated sellers) by asking these questions and book that appointment. Don't matter if they're not that motivated. You need the experience of talking to a seller. Build report and ask those question like mortgage and term in front of people not over the phone. Here is a example of what I use:

Property For Sale Script

Hi Prospect, this is Your Name. 

I was calling on your ad or FSBO sign.
(Pause 2 to 3 seconds)...

Sounds like I caught you in the middle of something? (make sure you say this)

Is your property still available? Can you tell me about the property? 

This sound like a wonderful property, why would you ever consider selling it?

Vacant - "Is anyone living in the home now?"

Rental - "Has this been a rental property or have you lived in it?"

Other Home - "Where are you moving to?" "Have you picked out your home yet?" "When do you close on your new home?"

Because I'm an investor who focuses only on nice homes in nice areas, can you tell me, is yours a nice home in a nice area?

Setting The Appointment

It sounds like a property I'd like to see. When is a good time for you to meet me to show me through the inside of the property? Let's find a time when you, me and your (husband/wife) can meet there and if I like the inside we can all sit down together and talk it through.......
