@Aaron Vergason I agree that you can go by job sites. Please be prepared though, they are working. You are presenting them with future work but be polite and ask if now "is a good time to talk?" (We have had people stop by while we were preparing to do concrete work and the truck was on its way, it is not easy to do, and try to give them attention that they deserve).
Have questions prepared in advance and what you are looking for from them. It shows you are thrifty as an investor. I think if I ever got someone like this approaching me, I would believe them to be golden!

@Jonathan Johnson I would not recommend going to Lowes or Home Depot. You will mostly find only Illegal workers. Unless you try and stop everyone that is buying materials for a Job. Though I wouldn't have a problem with this, and I have even helped people looking for the right materials from time to time, I think that some would be put off. They are trying to hurry to get the things they need for a job and to keep their crew running, so they will see it as a waste of time. Though I must say, maybe they are not the type you want? If they are in too much of a hurry to talk with a future job maker????

@Jonathan Johnson we have done work with similar contracts and have had no problems.
15% after demo (or whatever the estimated labor is to do the work. You win even if they walk away because the work is done).
Then 80-100% of Materials cost (after they are delivered, or you pay the supplier directly) If you have worked with the contractor before and confident then the 100% keeps them happy. If you are still in trial of the company it keeps them motivated to get the first part completed.
Then you break down the rest of the job like you have done (because you have the bid and can do so by knowing the scope of work to be completed).
20% of the rest of materials and 20% of more for labor - after the insulation, drywall, doors, trim.
Etc. Etc.
