I live in Portland, Oregon. I have my main residence and also a triplex here. I’ve had a few two-flats in Chicago, but I haven’t been happy with that market. I’m planning to buy another small multi-family property with 5 or fewer doors. I’m trying to identify my next market, but I’m freezing up. If I can just pick a market, I should be able to find a team. But the analysis is paralyzing me now. What criteria do you all use to identify your next market? I searched the forums, but I didn’t see any recent posts about finding my next market.
I know that we all have different real estate goals, but as with most things, there are some basic fundamentals by which we could judge a long-term buy-and-hold market. If I can start researching based on those fundamentals, I think I can get unstuck and get my momentum going again.

It was great to see everyone last night. It was a good turnout and it looked like people made some good connections. I just talked to Base Camp and reserved the spot for May 12th. I’ll try to do one of these every 2 months. If anyone has suggestions for other places in the future, let me know.

I would also consider that Portland and specifically Multnomah County are not very landlord-friendly. My very first rental property is in Multnomah County, but since then I've purchased out of state. I wouldn't buy another rental here with what's going on at the county, city, and state levels of government unless it was a sweetheart deal. I definitely wouldn't feed a property in this market. And I expect that it will get more difficult and frustrating for landlords before it gets better.

Personally, I would take that as a sign that the realtor would be difficult, and thinking in terms of what they can get out of you rather than how they can serve your needs. In my business, we give a lot of free recommendations and advice. Sometimes business comes back and sometimes it doesn't, but the focus is on serving the needs of the client. Businesses with that mindset will have a much better chance of sticking around.

@Sean Sloop Thanks for sharing and being transparent. We learn the most from our own mistakes, but we learn nearly as much from other people’s mistakes. The community has certainly benefitted from you being brave enough to share everything.

Thanks, @Robert Laird! I'm looking forward to seeing everyone out there next Tuesday. Base Camp just started having outdoor movies every Tuesday night. They'll have their heated tent set up for us. It’s about time to have another gathering.
If you’ve attended my gatherings in the past, you’ll know that they’re very casual. No cost, no name tags, no presenter. Just show up and network with other people interested in real estate.
We usually get 60-80 people. Base Camp is going to reserve their heated tent for us. I’ll be there by 5pm. Get there whenever you can and leave before the employees lock the doors.
