Why do you need a marketing company. Save the money either list it on the MLS, throw some bandit signs out, send letters to recent cash buyers, or market on craigslist. That should get that bad boy sold.

I dont know about a PA contract but I can email you the contract I have my students use.

Great question, what I do is have them sign the assignment agreement and just turn in your P&S from the seller and assignment with the buyer to the title company. No need to confuse things cuz people run when there confused.

Yes of course they can be wholesaled. These are the same people you market too. They are still only private sellers.

Yes I believe that formula is irrelevant in 2012. Buyers are looking for steals not deals. Check the comps and base it on the lowest sold in a mile radius and in the past 90 days. You should be in that range.

I use findcompsnow.com when talking with sellers and make offers right away. You should go with comps within a mile and in the past 90 days. And compare apples with apples as far the beds,bath and sqft go. That way you are being productive and can focus on getting deals done. My 2 cents.

While is possible and can be another tool in your belt. I pay 2K that way the agents are motivated and its split between the selling agent and listing agent. Key is an investor friendly agent. I also list mine wholesale deals on the mls for more exposure. Hope this helps.
