@Travis Shaw Sounds like to have a great start and a good backing to get the ball moving quicker. 

As many have said BP is a great place to learn, meet, and share. I found it 2 or so years ago and my business has benefited immensely because of it. 

I had many people help me from BP in the beginning, so I try to give the same in return now that we have gain some traction. Feel free to reach out if I can ever be of help.

@Michael Koncaba Private money can be a great opportunity for both parties. Im sure you will do great in investing but as other have mentioned above, track record/trust will pay a large part in raising money.  

Ill also caution you on the importance of responsibility when raising money. 

Money is a powerful thing and should be respected. In the business of real estate investing, the dollar amounts you’re working with can be very large even as a beginner. It is vital to understand the responsibilities you take on when entering this industry.

I added this point because over the years, I have heard a lot of beginners ask me about no money down and how to raise money from other people. I did most of my deals with my own money. I did this because I realized what it meant to borrow someone else’s money. When I borrow money from an individual, I know they are giving me dollars, but at some point in that person’s life, those dollars were traded for time. What I mean is if someone lends you $100k and back when they earned that $100k it took them 3 years to do so, it means you’re not borrowing $100k from this person; you’re borrowing 3 years of their life. When you hold money to this level of importance, you understand the responsibility it carries.

Raising money is great but it carries a lot of responsibility you have to be aware of and ready to take on.

@Nathan Harrison I started our real estate investment company in Cincy and have a good RE attorney there but a RE attorney that specializes in securities we ended up using Gene Trowbridge who is based out of California and has 40+ years of experience. 

One down side is if you are putting together the correct documents to raise funds some times it can get pricey. Gene charges a Flat $12,500 for all that is needed to put together the entity, Disclosures, PPM and everything else you need. 

Not exactly sure what extent your taking your capital raising to, This may be over kill. 

Maybe let us know a few more details on what your trying to accomplish?

@Account Closed Your assumptions are correct that track record will play a role in your ability to raise money. 

Always look at it through the eyes of an investor. Why would someone give someone else money? Once you answer that, get in the way of those reasons. 

For me personally I knew a strong track record would help and I also wanted to prove it with my own money first. Because of this we decided to start in single families, re-invest everything we earned until 4 years later we were able to take down a multi million dollar 42 unit on our own. Now that we have proven the business plan with our own capital we are scaling into large complexes and raising funds from passive investors to do so. 

There is no right way to go about this. The good thing is there are hundreds of ways to enter the game. Just figure out which may fit best for you.

Each deal is different and opportunity can be hidden. If the property is in your target market and meets your criteria then you should go look. Maybe just maybe other have simply not been able to see the opportunity you will realize. 

It is not common for good deals to sit for so long unless the value is not obvious.

Welcome to the Site! sounds like you have a solid track record. I recently moved from Ohio to the Kennesaw Georgia area to expand our investing company into the NW Georgia markets. Although I know real estate well I am still learning the markets here in Georgia.
