I couldn’t get past the 2nd page on this thread. How do you ask for opinions then blast those that are opinionated, or more-so are seasoned in the areas as to which you are asking, from the actual geographical area to experience in renting to low-class areas. There is so much knowledge here on BP, take what you can get and be respectful of the advice you are given. 

Post: Any success stories out there that do not include a syndicate?

Yes! I really being 100% in control. From managing the finances, hiring out contractors for work, to the psychology of keeping tenants happy and paying on time. Maybe someone could do it better for me, or as you stated, worse, but I want to know I’m to blame if something goes wrong, and again I’m the one who takes the credit when it goes very well. Now in the future I may not be against people I trust joining me, but I can’t put my money in another pocket.

Ive listened to endless podcasts, and I still have no desire to start or invest in a syndicate. I love real estate so much I love being on the front line and enduring the ups and down (more so the ups of course) and learning as I go. 

I currently have my primary and a 4 unit here in Southern California. 

Is it not possible to build and scale quickly without joining a syndicate?  Am I chasing my own tail thinking I can do it all on my own and build great wealth (relative, I know) ?

2nd, yes!!! That’s great info. I was thinking of letting them know I may able to make further improvements if it is a success

 @Aaron Kinney It is just under 1/2 a mile to downtown.  I thought the same thing but then i realized how many AirBnb places around me are doing great business.

I have a 4-Unit building in downtown Riverside, CA. I inherited all 4 tenants and everything has been great for the last year. One just moved out and I’m renovating, and I’m beginning to think AirBnb is a good idea for that one unit, but here are my concerns 1- Do I have to advise the other 3 tenants that it will be a Airbnb ? Should I? 2- Am I to expect some horror stories from the residences bickering? If anyone has any experience with this and could share their stories, failures or successes, I’d greatly appreciate it.

I like @Sam Grooms idea.  The property is a stacked 4 unit so that will be easy to do.   Now Im wondering if I have to let the tenants know that they will have a slight increase in their electric bill for lighting.  I guess if a tenant moves out those lights in particular wont be on, but its not that big of a deal since I switch electric to my name while vacant for showings.

I have a 4 unit MF building that gets very dark at night, from the front yard, courtyard/common area, and alley way. Any ideas on how to have decent lighting? My main issues are that tenants pay their own electric bill (4 panels). How would I get this done/billed?

Hey BP! One of my tenants in an upstairs unit left the kItchen sink water running for a long time and the water went through the floors and damaged the unit below. Upstairs tenant says it was an accident but also claims that the broken caulking on the sink caused the water go through the sink into the unit below. Water damaged the drywall below and damaged the wood floors, and with some light fixture damage. I’m obviously going to charge the extent of his security deposit, around $1000, but there is definitely more costs than that. My question is, do I charge him and if so how do you go about doing that? Is this grounds for eviction? He is always on time and he used to manage the 4 unit for the previous owner. I’ll post pictures if requested
