So, here's the thing - you shouldn't need a showing to make an offer. Why?

IF you are on top of your game:

  1. Property taxes are public record, and you know how the sale will impact.
  2. You should know what units will rent for.
  3. You should make good assumptions about CapEx.
  4. You should know the operating costs.

In other words, from the seller's point of view, you shouldn't need to see the inside to make an offer. SLC is one of the country's hottest growth markets...

Basic logic here, if I may.

If you are still here, then obviously you see more good than bad.

Live is full of compromises. So compromise :)

@Joe Splitrock - thanks for the kind words. Although, you did refer to me as "old school", which did reaffirm in my mind that I am old, but I do appreciate the words :)

I do still come back, though much more rarely than in the past. The funny thing, though, is that 90% of the people I speak to in real life (not online) originated as acquaintances here.

Beyond that, the other week a door handle in my Tesla needed work, and they sent a guy to my house. So, he was sitting there, working, listening to the BP podcast. I told him my name - he lost it...

BP's reach is astonishing!

Hahah I loke the way you think!

When I jumped in line for this truck, I made a goal for myself: $250M portfolio by the time I take delivery of the cybertruck. I am at $50M. So, some work to do in the following 3 years. But, should be doable. And, if I fall short, I think I could still sit at a table with @Jay Hinrichs and not look like a schmuck discussing our Teslas lol

or my PM is screwing me  LOL.  so thanks all for engaging in this conversation..  Its the future and Elon has created it .. without him and the success of Tesla  big ICE companies would never have changed .. and some probably wont

in some countries and I believe Norway is one by 2025 they will not be allowed to sell new ICE cars anymore any knew car must be EV..

Lastly for anyone living in LA and SF  that commutes just being able to use the commuter lanes with one person in the car is enough of an advantage that it would be the ONLY car I would own if I was commuting.. THATS huge and CA specific of course not sure if any other state is as Green as CA ..

I appreciate you exploring this perspective, Jay. It has become increasingly challenging to stay engaged on BP - it's so lopsided. It's like RE is all there is in life.

While the cars are fabulous, when I bought my S it was because I wanted to have a daily reminder of something that to me was "excellence personified." A reminder of brilliance in so many different ways.

Every day as I get into my car I think about this. This has an impact on my perspective of the day at hand. That's worth $100k - in fact, it's priceless.

I believe that folks should live within their means. But, I also believe that folks should be pushing the boundaries of said means every day! If you can afford to drive Tesla -  you should. But, you should especially drive Tesla if you cannot afford it!

If you want to be "that guy/girl", just do it. Jump in, and then figure out how to swim. Abundance is everywhere...

Hahah

This is entertaining. First - if you live in a place where Teslas are not a thing - what the hell? Hah That's one big rock you are living under...

Next - if you are living in 40 degrees below zero - one more time, what the hell? Why? Hahah HAve you heard of Arizona? The rest of the country is moving here :)

@Jay Hinrichs - my parents are here half of the year. 5 seats is sorta lacking. I might pick up a 3 or a Y to zip around town while I wait for the truck.

Can't wait. Not so much the landlord/contractor angle. But the 6-person cabin; 500-mile range; flamethrower on a tripod in the bed. BAM!

Ya I want it for the Vegas to Portland drive and the drives to the SF bay area I make.. put that auto pilot on and off you go.

right now I don't mind the stopping to super charge but if I could skip one charge station  that would be ideal.. My bladder cant go much farther anyway and by the time these come out they will super charge pretty darn fast.. I think my new one will charge 150 miles in 15 minutes.

I was going to get an X, but I could never fully get on board with the look. Plus, the 6-seat configuration makes a lot of sense from passenger stand-point, but it really impacts the available storage. Hell, I'd fit more stuff into my S. I don't like the compromise. Not to mention 330-mile range, which at this point I don't think is enough value for the dollar.

This truck, on the other hand. 500 miles of range for $30,000 less. Seating for 6. 0-60 in under 3 sec. And tons of utility. Such a no-brainer.

I am very grateful for this BP community, and for all of the wonderful people I have been blessed to learn from, get to know, be entertained :), do business with, meet in person, etc.

Tagging a few of those special people that I appreciate. (in no particular order but @Ben Leybovich should probably be first LOL)

@Account Closed @Taylor L. @Ola Dantis @Brian Burke @Michael Plaks @Mike Dymski @Michael Skoczylas Okay BP is not letting me tag anyone else, lol. Sorry if I left you off :)

What are you grateful for this Thanksgiving? Go!

Yonah, thanks! Happy Thanksgiving to all!

First, let us acknowledge that for us to live the lives that we do, young boys and girls make the ultimate sacrifice, and many others commit themselves to stand on that wall. I am thankful for all of them.

Secondly, having escaped the Soviet Union, and having been diagnosed with MS and told that by now I'll be in a wheelchair, the idea that I live as I do is almost unimaginable.

I am Thankful!

And now let's get down to business. @Jay Hinrichs - are you going to let me be the only one?

Of course your not,  there are 250k of us who put up the big dollars  100.00 to get our place in line.. you grab one of these tri motors and then buy a Bowlus Road Chief and your styling all around the US living the camping life..

If nothing more than a publicity stunt to get an interest free $25M loan, it was a pretty smart move. But are you actually going to drive one of those?

Haha I will absolutely drive the truck. Not only that, but I think 10 years from now most trucks will look this way :)
