I agree with @Jonathan Taylor Smith 100%. If your goal is being an investor, the best thing you can do is invest (obviously learn enough to start). Do not focus on "things that can help you invest" when you could just focus on investing. I am speaking from experience...I have allowed myself to focus on things that will "help" multiple times

Hi @Shabreya Bangura I just attended my first REIA lunch in Winston last week. It was a good meeting and I plan to go back when my schedule allows. To you and @Nathan Faucett hold on tight. My "little baby" just turned 5 and lost her first tooth. It WILL go fast, don't over analyze. Study, learn, and take action. You will learn infinitely more in the fire than standing back and watching.

@Dalton Ward Check out the group wholesaling houses elite on FB. Also check out Max Maxwell on YouTube. He provides tons of content on wholesaling and he is from the WS area.
Attending meetups and connecting/networking with other local investors will help you build a buyers list. Over time you will learn what buy and hold/flip investors are looking for and can more quickly connect deals with buyers. The biggest thing will be ensuring that you are actually getting a deal with enough meat on the bones for the end buyer to make their profit also. Additionally, think about the people you are putting the house under contract with and remember that it has to make sense for them too. If you try and solve a problem they have vs trying to just get what you want you'll more likely find success.

In Winston, the area around West End is pushing (near The Porch and the new Hops location). Supposedly it is going to creep on up Thurmond with new construction (affordable housing supposedly). They have re-some those warehouses there in front of it on NW Blvd. Also interested to see how far north up trade/passed Martin Luther they go and if they move any further east passed Research prkwy.

@Shamit S. you have definitely ID'd a great market for investing. I currently live between Greensboro and Winston-Salem, have lived in High Point and was born and raised in Winston (Winston-Salem). This area is often lumped together as the Piedmont Triad (or just Triad) but really is 3 separate markets with their own paths of progress, strengths and weaknesses.
Each city is in a varying stage of revitalization in the downtown area, with HP being further behind. That said they are trying to utilize a similar approach that Winston did several years ago of building a downtown baseball stadium that can be used as a multi-purpose venue and planning on restaurants and bars to come in town to take advantage of increased traffic.
All 3 cities are experiencing a restaurant/bar/shopping boom in the downtown areas and riding the craft beer/craft burger/foodie movement with Greensboro and Winston leading the way. They all have well respected colleges (Winston and Gboro have multiple), and well respected medical facilities. Winston has a research park that has grown rapidly, brought a great deal of jobs in tech/research, and with that, lots of housing etc.
If you find specific areas of interest, especially Winston, feel free to message and I'll try and help. Also would be worth looking at the neighboring towns (Clemmons, Kernersville, Pfafftown, etc).
Couple last tips: High Point University students almost exclusively live on campus. West End area in WS is growing along with around Innovation Quarter. All 3 cities can quickly go from areas of gentrification and path of progress to run down projects. Use google maps to help be your eyes.

I am an investor with a realtor wife, born and raised in the Winston-Salem/Greensboro area. As others have said, tons of options in NC for multiple investment strategies. As an FYI small MF (2-10 units) are hard to come by as we don't have many to begin with and of course even less available for sale. There are several good markets for flip/LTR/STR so figuring out your goals is important.
Happy to provide feedback or boots on the ground for someone looking to invest near the triad.
