@Rachel Smith welcome to NC. I am sure you will come to love all the south and NC have to offer. As you adjust to your new home and learn your market, I'd recommend joining local meetups and FB REI groups. I am in the triad area that @Pat Lulewicz mentioned. I have lived in RDU area also. Hi @Barbara Harrison. Congrats on your upcoming move to NC. The triad, (Winston-Salem, Greensboro and High Point), is great!  Winston and Greensboro specifically are seeing great population and job growth. As @DeMarrius Payne and @Jason Coleman mentioned, the area is a great place to live and invest. I've lived in the triad for 29 years (born and raised in Winston) and in NC my whole life. I would be happy to provide feedback if ya need it.

If i were a 20 year old, I would 100% house hack as @Jason Coleman suggested.  If you get the right house you could make money to own it and live there.  I am down the road in Oak Ridge, NC.  Let me know if you fellas get together, I'd love to join.

@Clint Harris incredible post and very well timed. I have thought about getting a STR for a while and am actually on vaca to Myrtle beach area right now. Looked at a condo with an agent first day in town.

I'd be interested in a STR mastermind as well and would love to connect when you return from Bahamas. Congrats on the little one by the way.

Also, I know a lady that owns a cleaning company and pretty sure they service Carolina beach. Be happy to share her info if you ever need additional vendors.

@Seth Davis Congrats on taking and passing your test!  I am on the other side of Kernersville in Oak Ridge.  I am actually looking to order my books for the GC test today as well!  How long did you end up studying?

First, make sure it is a deal.  Second, make sure you are prepared to be a property owner in an area you already know is "bad quality".  Be aware you will likely have more trouble finding a property manager and may have to self manage, are you prepared for that?  Feel safe going to collect the rent?

Assuming you decide to move forward, this seems like a great option for seller finance.  If it is paid off, it could certainly be of benefit to the current owner and would definitely be good for you.  You can negotiate terms more and potentially save a lot of money, which will allow for greater cash flow.
