Ok so I've read some articles that helped me narrow it down to direct mailing to Pre-Foreclosures, which brings up another question:

When direct mailing to people in that situation, do you guys find it better to send a letter rather then a post card?

Also, does anyone care to share a message that is bringing in solid short sale leads?

Good point Scott. Just curious, do you mail the same message to the same list or a different message every time?

I agree with banning someone with a negative influence, I guess you'll have to figure out how high the negative influence goes before they get booted.

I was unclear about how someone got a negative influence but after reading the post (thanks for the hyperlink Ralph) about how the influence system works it's pretty clear.

Someone with a high negative influence had to be spamming quite a bit and not really participating on the forum to get to that point.

That's the cost of doing business I guess. I would think the list would be more accurate. I'll have to keep that 10% return rate in mind.

I did some mailings like that and did not get one call back. That doesn't mean it won't work for you just that it didn't work for the people I mailed too.

Every market is different, give it a try. Post back up so others can learn from your experience with it.

How big was the list and how many came back? I would be very angry if I was you. I would think they would give you a new list or a refund but who knows. I'd call and complain right away.

Ok, I know that I can go to a Realtor office and get a recent list of short sale's currently on the MLS but there has got to be a better way to find deals.

I'd love to hear what people are doing to find deals NOT on the MLS. With all the personal info needed it just seems like a realtor would only get in the way. There are some short sales in my area that have been on the market for over 2 years.

Are you guys buying lists and direct mailing to people that are upside down? I look forward to the feedback.

Guys, the seasoning rule your talking about is 90 days and only applies to FHA financing. This is used mostly by first time home buyers, not investors.

There are conventional lenders that don't have seasoning requirements and will in fact fund either a REO or a Short Sale flip.

Cash buyers are your best source but it's always good to network with mortgage brokers that have local banks and or credit unions they work with to fund deals like this. A good mortgage broker will know lenders that can fund deals for your buyers.
