Is this a case where the note holder stopped paying on the note and the bank foreclosed? Or, is she giving me the run around?
Sounds like you need to call First National Acceptance Company. If it's a deal, I would still get it under contract just in case she's telling the truth. Who knows, maybe First National (whoever they are) is the note holder, or maybe they bought the note from who ever originally created it?
Either way, a quick phone call can clear it up. If you can't get ahold of them the title company can (or closing attorney). If there is a problem, the title company will find it pretty quick.

I think your over thinking this. As far as a "Power Team" I'm assuming your talking about a Realtor, CPA, Real Estate Attorney, Title company, etc. The guru's like to make it seem like some magical journey that will guarantee your success once you find all those people, I'm sure there is a $4997 boot camp on the topic somewhere.
The bottom line is you need to meet with these people and see if your comfortable with them and that their expertise matches what your looking to do. There is no mystery here, just pick up the phone and start calling. Another option, and perhaps even better way to go would be to join your local REIA and talk with fellow investors and see who they are using. Alot of times you'll see a pattern and hear the same names being referred over and over.

I'm pretty sure that is a state issue, not federal. I've had a few realtors tell me I can pick my own title company. That said, I'm still not clear if that is a law or if they just want to make it a non issue and allow me to choose.

Thank you all for your input. I've started taking ALL sales that I can get and sorting it on my own to get my comps rather then having an agent sort it for me. I never looked at any of these sites as being a final say but it would be nice if someday they can get a better handle on it.
The Ticor Title in my area will also email me comps on request. Again I don't ask for "comps", I ask for ALL sales in a 1 mile radius in the last 90 days and then I sort through the data and find my own comps.
