This sounds like a good deal. I think this is an excellent example for people who feel like giving up to stay motivated and continue to actively look for deals. Good luck, I hope all goes well.

Well, it doesn't look like he's going to keep that promise. Fix what's broken?!? I haven't seen any evidence of that. All they're putting into this bill is more gov't control over my life and more pork. I will NOT participate in gov't run health care. I will DIE first. I am ANGRY about this one. We're getting so much socialist CR@P slammed down our throats and now this? I am so angry about this I am ready to storm the White House. This CANNOT pass!

Well said. I am just as angry as you are and I know there are lots more who feel the same way. We need to get organized and channel that anger directly to congress and the white house. As bad as I want to SCREAM and SHOUT at the white house, we need to be able to convey our thoughts professionally so that we can be heard. Our voice may not matter to them but votes do.

Call it naive? Maybe. But it's a start.

That would be a good start. A lot of those politicians on both sides are 2 faced, showing their records would put it out in the open.

As far as collecting money from the special interest groups....I don't know how many would be left in office after that was brought to the surface which is not a bad thing. With what's going on now, starting from scratch would be fantastic.

How bad does it have to get before MILLIONS of people go from "concerned" to ANGRY? I'm ANGRY.

I don't know what the answer is, MikeOH's post above sounds like a start though. I do know that we can't just sit around and wait, it's only going to get worse.

Taxes for Police, Fire, roads, etc. are all part of living in a civilized society and I don't mind paying for those things, but when the govt. is just giving our money away to Banks, the automakers, AIG, etc., then yeah I say START THE REVOLUTION!

I don't know about you guys but I didn't see a vote for the citizens to approve the bailout and I have yet to receive a dividend check from AIG and the others, so why is MY MONEY going to these companies?

Just make sure you have buyers to close on the deals. Without buyers the deals won't do you any good.

I'm not saying you can't sell a home without a buyer in place beforehand, people do it all the time. I just don't think it is the best way to go about it as your credibility can be diminished if you can't close on deals. That being said, do the marketing but also spend time building your buyers list (if you haven't done that already). Marketing programs don't happen overnight so getting started now is a good idea.

There are great threads on here that will help you with idea's on building a buyers list. Welcome to BP.

That's great. Nice to be able to pocket the 2 points instead of paying it out for Flash Funding costs. Are you flipping your REO's to cash buyers or retail buyers with conventional financing?

You have made a step that a lot of investors never get - stop waiting on "a deal" and go find another deal - really - everyone reading this thread should understand the importance of this.

I read a lot in this forum people ask how to find the owner of a house and they seem to get fixated on it - they fall in love with the deal - they want what they can't have.....

I think you helped a lot of people out today with those words.......keep looking - if it is meant to be it will!


Thanks Scott. I try to get out a minimum of 3 days a week, I have temporarily given up on the MLS, Craigslist and other online sites and decided to just drive around with a pen, paper and my camera and see what I find. It's amazing how much info neighbors of run down houses will give you.

I may have found a Short Sale deal tonight that I wouldn't have even known about until a neighbor saw my contractor and I looking at a vacant home. He told us all about the neighborhood and specifically said that the guy needs to short sale his home across the street.

I guess to take it further then just going out and looking for deals is to physically get out of the car and look at properties, knock on doors, talk with neighbors, etc.

UPDATE!

I was out looking for deals the other day and drove by one of the homes mentioned in my post here. While driving by I saw a paint crew working on one of the homes so I stopped and talked to them. They said the guy just bought it so obviously he beat me to the deal (or he found my letter and put it in the trash can for me?).

No word on the other home yet. We'll see what happens.
