@Account Closed It would make sense that it's a separate systems. My wife has been a Realtor for only a few months now, I was disappointed to see how user friendly it is. Don't get me wrong, you can get the info you need, you just have to do some extra work. ....looking forward to the release as well.

I was talking to a Realtor who is on the Metrotex board last week and he said that the mls was getting an update/overhaul in a couple of months. I would assume it would fix the Mac and app issues.

However, I do not know if this is just the Dallas mls or if the backbone is the same across the US.

Hello all! As of last week, I am no longer shooting real estate. I am concentrating on investing and my draw inspection business (It's been a while since I have seen construction like this around the Metroplex).

I failed to mention in my 1st post regarding this that I am a Professional Real Estate Inspector, Lic# 10147. I carry the E&O insurance along with a G&L policy. Dallas Realty Services, Inc. is the company that provides the inspection services and J Watson Realty Developments, LLC (dba Watson Realty Developments) is involved with rei.

Along with the locations mentioned above, I am traveling further south into Ellis County (Midloathian, Waxahachie...).

Most of my inspections are done on Mondays and Tuesdays with reports returned on Tuesdays or Wednesdays. If I am able to fit in additional inspections, I will charge my bulk rate. I can provide rush inspections if needed.

Hello all. I attended a small home and garden show in Dallas yesterday and spoke to a rep at the DirectBuy booth. I have found a number of negative reviews on the company. Most of the positive reviews came from those who spent a lot of money on a remodel or the like. I've read some reviews that you don't get to see the product line up or costs of the products until you sign up and pay a hefty membership fee.

I spend a lot of time shopping for quality items at a fair price. As real estate investors, where we will spend a good sum this year on flooring, appliances, lighting and plumbing fixtures, and so on, is this company worth looking into?

I consider myself a newbie still, so I'm mainly short term focused right now. My goal for this year is to have sold 3 or 4 flips and have at least 1 buy and hold under my belt. Long term, 20 years, I would say that if I have the ABILITY to have at least a dozen sfr paid for rentals, I would be sitting comfortably. Of course, that's a lot of equity that could be used elsewhere to generate more passive income. I'm sure that when I'm more educated on multi-family, that will be in the mix as well.

My point view is to have enough passive equity to live comfortably, to travel, and to be a blessing to those in my life.

I am. Communications and work has been great. We are about 3 weeks from being finished. There's always something going on (well scheduled). Some costs have been on the high end, while others have been on the lower end, I think it's all averaged out where I can't complain. Honestly, I would use his subs for my personal home if I were building one.

@Steve Babiak , you are correct. A reading of 500 is much higher than 10x norm. What I meant to say is that is over 10x what is considered a high reading.

They will both make a full recovery. I appreciate the comments!

Post: Carbon Monoxide Poisoning

As I was out shopping today for my current project in Dallas, I got a call from my sister telling me that her and my mom were being taken to the hospital due to carbon monoxide poisoning. The average reading inside the house was 500, and that's with the front door being left open by the FD for about 15 minutes. 500 is over 10x's the norm.

I write this mainly to those that have rentals with gas appliances, please don't forget the CO detectors!

Secondly, when the gas co came out to turn the gas on to the house (on 10/15), he would not light the pilot to the gas appliances due to the improper ventilation of the water heater. I understand the owner had been made aware of the improper ventilation in the water heater closet by my mom, but apparently did not fix the specific issue.

My mom went to the ER on Monday with similar symptoms, but CO poisoning was not test for. Early today, my mom's symptoms grew worse, vomiting, confusion, slightly diminished motor skills... Looking back, they have had symptoms for about 6 weeks or so, Sunday will be two months exactly.

Short of calling a lawyer, I wanted to see what advice or options there were, if any.
