Someone recently mentioned epovy floors.  I found a number of videos on you tube showing the process and the finished product.  It is facinating and looks like it would be great in a public space.

Property taxes and insurance from first 50% with other items like repair, mgt fees etc.  Principle and interest from the second 50%.

Thomas Kim, All that I've read indicates that the 50% rule when applied includes taxes - real estate (aka property) taxes - to get to NOI. That along with insur, repairs, property mgmt, capital expense and vacancy estimates.

What you are left with after you subtract these items from the monthly rent is NOI.

The general rule of thumb is that these expenses should not equal more than 50% of your monthly rental income. As others have said it's a general rule.

What's left after the these expenses are covered is available to service a mortgage.  Principle and interest. Hopefully, this will be less than 50% as well.  After the mortgage payment, what's left is cash flow. Available to you the property owner/investor.

I am really interested in flips and have been learning about them for a few months. However, I'm looking a bit ahead when I will have access to rollover IRA assets that might be employed in a passive income scenario while also providing overall diversity to my entire retirement program.

Can anyone suggest a book or website where I can learn more about this topic?
