@David Dachtera yes, not a lot of room there because she has the deferred interest due to the loan modification.
I just checked her date of birth and she isn't old enough yet. Right now I am attempting to combine both loans but the borrower's don't have that much money. Due to the excess interest and the value coming in a little low, she has to bring in $4100.00. Their kids are thinking about letting them borrow the money but I told them they cannot get credit to close the loan.

The 1st mortgage interest rate jumped to 9% and the 2nd mortgage to 15%. yes the monthly payment went up.
the total loan balance is 69,900k. The value of the home is 83k

Hi I am not really sure if I am posting in the right area but I have a client who is currently coming out of a loan modification. Her mortgage has DOUBLED. The borrower cannot refinance because her loan to value cannot exceed 85% on an FHA loan cash out and its having her bring in 4k. There is a 1st and 2 nd mortgage with the same company. I am needing help to see, if there are any companies out there. Private or what not, who would purchase her home then she pay them for the mortgage every month? I know this is not a relatable real estate question but I am also a loan officer and I don't want this older lady to lose her home. please help with whatever info you can.

Good afternoon,
I have so many questions but I won't boggle you down with them all. Last year I paid $500 per month for a real estate coach but was unsuccessful in gaining any business in the wholesale real estate market. I am really anxious to start investing so I can own my own time one day. Honestly I just don't know where to start.
Also, I am a new loan originator but I have been in the mortgage business for over 13 years as a processor and closer. I am trying to build my network and was wondering if you all had suggestions on building business in general. I know that networking is key but I am needing some key features that can boost my real estate contacts. I know this is not a mortgage website just though I would ask.
