This month, we're mixing things up! Many of our seasoned investors feel there will be more economic turmoil next year. At REI, we know that means more opportunity for those with the right tools in their toolbox.

Our Panel will take you on a tour of how private money lenders work with investors and what programs REI NWA is planning to help facilitate those connections. Here's the agenda:

Yoni will talk about a "Mixer" he hosted bringing together the Tulsa REIA, Venture Capitalist, 412 Angels, and the Kaiser Foundation. He'll talk about how we can present similar programs in NWA.

Kathleen will announce important changes in the New REI NWA Joint Venture Club which will be open to qualifying members all year. We'll be actively focusing on creative funding techniques, marketing programs for finding deals and small sponsored JV projects.

Linda will go over the various types of private lenders - there are as many types of funders as there are investors. We'll talk about which ones are right for you - and which won't fit your investment strategy.

Kathleen Everitt Executive Director of REI NWA, The Mentor Program and Investor Escrow Services. A former real estate agent, paralegal and trainer, Kathleen is passionate about real estate, education and elevating the small investor. She believes: if you dream it you can do it

Yoni Schmidt VP of Marketing for Keyrenter PMC, has over 15 years experience in the investment field. Yoni's first investment property in Jerusalem, Israel was secured with private money. He specializes in the Joint Venture arena and has developed skills as a Landlord, Property and Operations Manager.

Linda Breckenridge is a real estate investor with niche in business purpose & commercial lending. Partnered with several REITs Mortgages, she gives her investor clients options to funding their fix n flips, LTR, STR, Refinance, Mixed use and Commercial deals based on the 3 Cs.

While there are still Deals to be found in NWA, some of our savvy investors are looking in nearby areas with higher returns and greater inventory. This month, find out what's going on outside NWA.

While there are risks to investing in areas where you can't "drive by" on a regular basis, the potential to increase your portfolio can be very attractive. Our Pros will share some of the pros and cons of nearby communities you may want to consider. They'll explore:

· Due diligence in other localities

· Our neighbors in the River Valley

· Money maker vs Money pit

· Mobile Home parks

· Do's and Don'ts in a Remote locale

Rhonda Rowell
is a seasoned investor currently residing in the Ft. Smith area. A retired Army Lt Colonel, she began investing while still in the army and hasn't stopped since. Rhonda frequently attends rei seminars where she has met like-minded investors. After much discussion, several of them began pooling their resources to invest across the country.

Delores Wheatly
REI Pro entered this business as a supporting company to investors with her Excel CPR (carpets, paint, & remodeling) company. Using the profits, she began investing. That 1st project was a JV duplex fix n flip. Today she has many JV ownership deals that include LTR, STR, mobile home parks & owns a property management company handling upwards of 360 doors for investors in AR.

Okay, you've found a DEAL. Now what? What happens when "conventional" isn't an option? A lack of real estate financing continues to hinder the majority of new investors in today’s market, simply because they are not aware of the different financing strategies.

Beginner investors need to remember that not all real estate investment financing options are created equal. What works for someone else may not necessarily work for you, but the trick is understanding which real estate financing option will complement your business strategy. Josh has some options you'll want to hear about.

  • Understand what the seller needs
  • Commit to doing due diligence
  • Broadcast your deal
  • Successful types of financing strategies
  • Long-term goals and investment strategy

Josh Hasty, a meat scientist at Tysons, started investing probably just like you: no money and big dreams! 3.5 years later, he and his wife, Hannah have built a portfolio worth $3.5 million. From mobile homes, development, hard $ lending and consulting, they've done it all!

  • How to calculate effective rent growth
  • What are the limitations on rental increase
  • Tips for communicating rent rates going up
