Landlord Lunch ~ Tuesday Nov. 15,  12pm at First Watch Bentonville, AR

Tips From A Real Handyman

Yep, there actually is a real Handyman out there - at least one, anyway. These guys need to be a Jack of All Trades. They can do everything from installing that ceiling fan to fixing a leaky toilet to adding that extra family room you've been saving for.

This month we're bringing you a seasoned guy who recently moved here (and hasn't been overbooked yet!). He'll share some of the tips and tricks he's picked up along the way. Chris tells me he's going for his General Contractor license, but in the meantime he's letting us pick his brain. We'll explore:

· Saving $$ with the right maintenance

· Pros & Cons of buying quality materials

· Handyman vs General Contractor - What are the rules?

· Plumbing: A little drop can cost you

· Ideas for cost-effective remodels

Chris Crosby is an experienced handyman with years of experience in all aspects of rehabbing, repair and remodeling. A recent transplant from Sacramento, Chris operates a One-Stop-Shop with skills in carpentry, drywall, plumbing, electrical and more. He's new to NWA so If you're looking for a handyman, get him now while he has time to spare!

It's always been inspiring for me to hear how other investors have achieved success in real estate investing. Often, it it's more of a winding road than a straight path. If you're a Rookie wondering if this is something you'll actually be able to do, join us to hear how one investor has achieved success despite several roadblocks.

Like many investors, Deborah started out with little indication this was a career that would work for her. Tonight she'll share how she overcame several obstacles using creative financing; she'll offer ideas for how you can do the same and answer all your questions. She'll explore:

· Her personal journey to success

· Getting started with the best resources and tools

· Subject To as a favorite saving grace

· The MERP Deal

· Preparing for a Short Sale explosion

Deborah Myers started investing in 2008 with no credit, no money, no connections or reputation, no education and no knowledge of how to invest in real estate. She began with self-education, completed dozens of transactions and eventually progressed to some high-level coaching and mentoring. New to NWA, she is eager to share some of her success stories and how others can achieve their dreams through real estate

One of the things our developers tell us is that zoning regulations in most municipalities prevents them from being able to build with flexibility. Planned Unit Developments (PUDs) and Planned Residential Developments (PRDs) are designed to address that issue.

Developed to ease some of the zoning regulations in order to promote creativity, PUDs/PRDs can be designed for project as small as one acre! They can be created to address a specific purpose such as Affordable Housing or Mixed use and are used to implement community development goals.

Tonight we bring you a multi-talented, seasoned pro to explore this creative tool for our current crazy market. He'll share:

  • What exactly are PUDs/PRDs
  • Who can develop them
  • When does it make sense
  • What criteria must you meet
  • Pros and Cons of this tool

It's a stressful time for everyone with lots of uncertainties, maintenance issues, money and sometimes drama. Having a good lease can make a difference, but having a checklist and a few tips can make the transition a little easier.

  • Hidden costs
  • Tips for minimizing the timeline

October 04, 2022, 5:30 PM – 7:30 PM

@ Whole Hog Cafe ~ Bentonville

Perhaps the most important thing a Rookie can learn is how to "Run the Numbers". We're going back to basics this month and bringing you a seasoned investor who will take you through the analysis process.

For the most part, the numbers are the same, but every investor has their own process for getting to the bottom line. That's why we like to present this program with a variety of investors. You'll learn something different from each one and gain a new perspective each time. Tonight we'll explore:

  • The basic formulas you must master
  • Other key numbers to help you think like an Investor
  • Three key numbers you need to negotiate a good deal
  • Other factors impacting the bottom line
  • What this investor has seen in today's market

Ryan Wegerer is a seasoned investor specializing in single- and small multi-family properties across NWA. With a strong passion for real estate, he enjoys helping newer investors get their start whether it be buy & hold, short term rentals or flips. Ryan is an agent with the investor-friendly team, Blackstone & Company.

Post: Builders Circle ~ Are Mobile Homes Viable

Many of our smart, creative investors who find today's market scarce and overpriced are looking at mobile homes as a lucrative alternative.

Yes, there's a learning curve with wells and septic, but the options expand exponentially outside our NWA municipalities. Mobile Home parks are actual gold mines for the savvy investor.

Tonight we're trying a new format - what I'm calling a Peer Discussion. Rather than have one "expert" presenter, we'll invite several investors with experience in the topic at hand; in this case Mobile Homes and Mobile Home Parks. We think this will be a fun, collaborative event for all. We'll explore:

  • Existing vs New Build
  • Where to find them
  • Can you rehab a mobile home
  • What do the numbers look like
  • Cautionary tales from real deals

Since we won't have just one speaker, here are the investors who will share their stories, good and bad, to ensure an informed, lively discussion. Feel free to jump in with your own experiences, questions, ideas or comments.

Here's the group who'll get us started:

Priscilla Gamble, Investor
Kari Hodges, Executive Broker, Pedigree Realty
Seth Ellsworth, Investor

We all know Cash Flow is important, but how you get it, nurture and keep it is less understood. Turns out - it can flow in two directions!

Today, we're going to hear from one of our savvy investors whose spent a good deal of time thinking about this, practicing in his own portfolio and sharing a few strategies he's learned along the way for growing Cash Flow and keeping it headed in the right direction. We'll explore:

  • Sources for interest rate shopping
  • How to find an investor-friendly lender
  • Building banker relationships
  • Approaching private lenders
  • What is a Negative Interest Rate
