There are several things when looking at investing in certain markets. There’s quite a few different websites you can search like city data, best places, ect. Income, employment, population are my main 3. I like to view the last 10 years and make sure there is no decline in numbers. You can contact the economic development center or go online to the county find the major employers. Find the average pay , avg household income. I look at minimum house price and compare to make sure the household income can afford the avg house price. We have quite a few headquarters in our area and it’s prime area for more in the future. We have a lot of warehouses for big companies as well that they have entry level pay. These things we have gone Over. Also another thing certain markets we don’t like have all of those numbers that are super attractive but the property taxes are outrageous ruins the returns so we know the price we need in order to justify the tax price. Which is hard to come by. That is in the state of Iowa by the way a specific msa there.

Hi @Jeff Young welcome back into the real estate world. I know so many people get so hooked from Robert kyosakis book and its a great read. I am in the Bradenton area and currently closing multis and have property here. I love the area, I see the growth indicators that I like to see. 
I look forward to keeping my momentum going and I attend the Bradenton REIA and also host a meetup in lwr like @Kurt Traynor had mentioned above. If you could make it out or find the group on facebook there’s so many investors in the same boat as you. There’s also some experienced investors that come and to mastermind and team up with them would be very beneficial.

Hi Rosario! I met you at Starbucks meetup before. How are you? I’m so glad you got to Get that property Under contract and brrr! So happy things worked out. palmetto is growing. Its definitely worth taking a look at for investments. 

I do not have a specific link, when I looked it up I went to the government websites and they had all criteria and specifics mentioned.

For OZ yes but you have to make sure you dot your Is and cross your t’s. There is full list online explaining all the lists you have to check off. I believe there is a specific amount of renovation you may have to do. It could be like 40% of the purchase price or house size of Reno to be eligible  after a 10 year hold. I am not clear and just gave a random example so of course do your own dd. Also I would advise you to speak with a cpa who is well versed in OZ and since it is newer you may have a difficult time finding one who has investors who already are in those qualified zones. So I might have a few contacts I can collect if you would like. 
I’m into multifamily brrrs in Bradenton and my area does have OZ in it so I’d be interested in hearing and feedback you also receive.

I currently live in the Bradenton area and love it. We invest here and there are lots of potential in the areas and surrounding. There are still some areas little further out that are not built up yet. There are some great local reias and meetups I could introduce you to if you decide in the areas! Best of luck
