Life changes quickly and just as an example in the last two years I got married and had my first child.
I honestly could have lived 100% off of my Investments if I was still a younger guy house hacking my 4 plex. I made about $2000 a month from my rentals and I lived for free. That is plenty for a healthy younger single guy.
I met my wife and she was not cool with house hacking. She had different goals when it came to finances and wanted a better lifestyle. Not only that but with having a child I saw how nice it is to have good employer sponsored health care insurance.
Finally I may be a rarity but I really enjoy my work. I’ve worked in my career field for 10+ years and it is exciting and challenging. On top of that I am paid decently.
I came to realize that my “freedom number” was a lot higher and I would need a lot more than just to replace my income to make me want to retire early. I would need to replace my fulfilling career as well.

Life has a way of throwing a wrench in your plans as time passes. When I started investing I was single, living in Arizona, and able to save about $2500/month to invest.
Fast forward 5 years and I’m married and have a daughter. I moved across the country. I’m almost 40 and my priorities have changed and I have had to change my investing strategy.
Good luck on achieving that goal, but what you think is enough now might not be enough long term.

My wife commented to me the other day that we receive a huge amount of attention from wholesalers, investors, and realtors for my 4-plex property in Phoenix, AZ. I literally receive 2-3 mailers every week, and I get at least one cold call per week asking me if I want to sell.
None of my other properties receive even half as much attention. In fact I would be lucky to receive a mailer for any of them more than once a year.
I get why I get so much attention being an out of state owner, what surprises me though is the lack of attention I get by comparison for my property in Tucson.

I’ve been working as an electrician the last 4 years, the pay is good but the job is demanding physically and time consuming. I’m really interested in possibly switching careers to something that helps me learn skills with real estate and investing. Or at least something that will leave me with more time and energy to build up my investment portfolio and manage my rental units.
I work in law enforcement. It doesn't help with my investing. It is very time consuming and sometimes quite stressful. Still I enjoy my job and likely will not leave any time soon.

I don't think Georgia is in the Midwest.
As for your question, if you are investing out of state, I don't think that now is any better or worse time to invest in the Midwest.

I have a personal liability umbrella policy that covers my 4 rental properties as well as my primary residence. The cost of the umbrella policy is very inexpensive, $163 a year.
Your property manager should have their own insurance policy. None of mine require to be covered under my policy.

My daughter was born a few months ago. Thanks to our rental income, my wife was able to leave her job and become a stay at home mom. As for me, I greatly enjoy my career and have no plans of leaving. While being "free" would be nice, I feel like I have a great balance of freedoms right now while working.

I exercise. It really helps with the stress. I'm not talking a slow walk or light calisthenics here, I am talking about pushing super hard, being soaked in sweat and getting my heartbeat up to a high level. It has helped me deal with things so much better than in the past.

You are incorrect. My husband is an immigrant and I have friends that are both legal and illegal.
You are wrong.
Being an immigrant does not make you an expert on US immigration. I am 100% certain that legal immigrants do not need an ITIN.
