Accounting - Quickbooks?

- yes we track everything P&L in quick books but we do all the day to day invoicing through Podio first so we have a track / place for all receipts etc

High, Medium, Low Quality Finishes Images and Part Number - no idea...Excel?

- we do this in a Selection Sheet in podio as well, and then an excel to order parts when needing to send to distributors etc

Contract Templates - Adobe PDF Form Editor and Word?

- We do everything in docusign / templates

General File Storage? - Google Drive?

- exactly ... tracking day to day activity in podio / communication in Slack / and file STORAGE in Google Drive

@Kraig Kujawa see above comments. Just make sure you understand which part of the zip code the property is sitting in and even check it out on trulia.com for what the crime is like in the area.

We definitely do that as well... it makes total sense to make sure the renovation is right, and add a few as you go.  Great to have a boss like that to help you see what is possible, and how it can come together!

Everyone has to make the choice for themselves.  Real estate investing is not about the one size fits all (turn key is bad, wholesaling is good, flips are awesome, subject to doesn't work ... ). It's all about what works for YOU ... 

With that said, we've grown our personal rental portfolio, as well as the turn key properties we sell because its been a great value and a great fit for clients.  Just remember, go with what you understand, with what you are comfortable with, and with what gives you the end result you are looking for.
