Tough to flip in city of Detroit. High crime / furnaces etc get stolen . Appraisals are tough due to a lot of distressed houses bringing down comps .

Lenders can use 1 year of tax returns now , used to be 2 years . If you have been working for past 5 months , will your 2017 returns qualify you ?

Yes we have the "rent to own" ripoff places around here. They are usually located right smack dab in the middle of all the high eviction areas. Go figure.

Had a tenant a long time ago claim her door got "kicked in" because she didn't pay her rent on her couch and they came and repo'd it. I thought she was making up a tall tale and in reality  got into a argument with her boyfriend and someone kicked it. 

Can they forceable enter a unit to repo furniture?

I have noticed that the lower end you go the more they leave behind. My lowest rent units, often they leave almost everything, beds/sofas/closets full of clothes. You would think people in lower income brackets would need their stuff.....

Tenants deposit rent into my Chase account . Have had a few tenants call me and say the teller denied the deposit , I told them to go back in and tell them it's a business account and it worked .
