Glad to see you active on the forums!  You have started, that’s the biggest obstacle to overcome. Keep it moving. 

The Des Moines area is a great place to invest.  You should check out the investment club iThink Real Estate. There’s lots of great people that are pretty active in the space.

I’d check out The Real Estate Guys. Robert and Russ have been doing syndications for a long time and have a conference that teaches that side of the business.  They also have a mentoring club that I’ve been a part of for a while. There’s a ton of value they bring.

@Fradel Schaechter, I didn’t know it was either. Obviously I’m not the first one to think of it, (I’m usually late to the game), but I was able to take something that I knew and relate it to the MF world.

@Jordan Springer  There’s nothing too scientific about my strategy. It’s all a numbers and timing game.  Many sellers want nothing to do with brokers. They get calls all the time from brokers that promise a lot but don’t deliver. I know from the owner side as well.  And some will sell lower to a private buyer just because it’s easier and quieter. Probably a smaller number of sellers, but I’m not looking for a ton of volume myself, I can only take down a few great deals a year...

I tried to compile a list of every owner of property over 20 units in my whole MSA. 

I used listsource as well as datamined the county records. 

My mailer was pretty simple, really just a more professional version of the yellow letter I’ve used for wholesaling SF. 

I’d love to share what I used if anyone wants it.  Again, nothing groundbreaking, but it worked at least once.

@Haley Graham  I live in Cedar Falls. Moving most of my business to Des Moines, but still have the majority of my property in the Waterloo/Cedar Falls market.

Hey @Haley Graham,

I think you’re on the right track. House hacking is an amazing way to get started. You typically don’t Cashflow while you’re living there, but the savings can be fantastic, which can make it possible to save up that money for the next rental property. And you’ll learn a bit about the business while having a pretty secure investment. 

Hudson is a nice little town too. Don’t expect much appreciation, but there’s not much fear of values going down either.

I’ve used a company True Submeter. @Jedd Braunwarth has helped me implement a system on a few of my apartment buildings. 

I’m stoked to start implementing it on a 52 unit I just bought. The savings from that system will be making a huge difference in my bottom line.

Hey Dustin,

Not surprised that Des Moines Iowa is on your shortlist.  I just made the jump to base my business here.  I don't have anything to sell, but if you have any questions on the market, I'd love to help.
