I've been using Liz Prue for a long time and she's been wonderful.  I know a lot of other investors, both here locally and from outside the area that use her quite a bit.

I have been very pleased with Levi Franzen from US Bank, he just closed one for me that worked out really well.  He's on the commercial side (multifamily), what kind of property are you looking for?

I just signed on to start using them.  I’ve heard a lot of great things, so I made the jump.  Haven’t been with them for long, so I can’t give any realtime feedback

I would definitely manage it yourself as well.  I don't know who is active in your market, but the smaller towns tend to not have great managers, in my opinion.  I would encourage you to get involved in the local Landlords Association.  It's been a while since I was on the board of directors for the State LLA, but I remember the Marshall county chapter was pretty active and had some good members.  They have a ton of resources and documents you'll be able to use.  That's a great place to get started
